Check-in time is after 2:00 PM on the first day, according to your
reservations. You may go straight
to the Condo when you arrive. You
do not need to go by any office. If
you anticipate arriving after 8:00 PM, please let us know your ETA by email or
phone. 2.
Pillows, bedspreads and some blankets are provided.
Linens, towels, and paper products are not provided.
Linens are available for rental through BEACH RENTALS.
Their number is (800) 272-6955 and they will deliver and pick up from
your unit. Please call ahead to
reserve your linens. 3.
During your stay, report any non-emergency problems to us.
Problems will be attended to promptly.
Attached are numbers for contacts. 4.
No pets of any kind are allowed in the rental property.
If a pet is discovered on the premises, occupancy will be terminated with
no refund. 5.
Absolutely NO SMOKING in the house or decks.
Smoking on the premises may result in immediate termination of occupancy
without refund. If you are a smoker, please do not rent our Condo.
6.
Absolutely no “House Parties”. Should
a house party occur in the rental unit, occupancy may be terminated with no
refund. 7.
Each renter is responsible for leaving the unit in a conditional similar
to the condition when they arrived. The
unit will be inspected on the date of departure.
Renter is responsible for the following:
Removing all food from the refrigerator; Empty trash into dumpster
located at the street; Light
cleaning to result in condition similar to when you arrived;
Close and lock all doors and windows;
During warmer months leave thermostat at 75 degrees and during cooler
months leave thermostat at 60 degrees. 8.
Renter is responsible for all damages to the unit or furnishings during
his/her occupancy of the premises. Property owners are not responsible for accidents, injury, or
loss of valuables. 9.
Renter’s security deposit will be refunded if the unit is left in
satisfactory condition. Refunds
will be mailed within 30 days of the last day of rental period. 10.
Checkout time is 10:00 AM on the date of departure.

All local telephone calls are free.
Long distance calls will require a credit card. 12.
Rental deposits will be refunded less a 15% charge if the unit is
re-rented. 13.
There will be no refunds for inclement weather except mandatory
evacuations. In the event of
mandatory evacuation, the pro-rata share of the rental charge will be refunded. 14.
Any and all interest earned on deposits and advance rents paid will
accrue to the benefit of the owners and not the renters. 15.
Rental Charge is based on the number in the party.
Under no circumstances should there be more than six overnight occupants.
Violation of this provision may result in termination of occupancy,
without refund. 16.
If for any reason we are unable to deliver the property to you for the
rental period contracted (for example, the Condo is damaged by a hurricane) we
shall refund your money in full. 17.
Reservation fee: No reservation fee is charged. 18.
Confirmation of receipt of deposit and rental agreement:
Upon receipt of the deposit we will provide a Rental Agreement indicating
the additional funds due. Those
funds and the signed rental agreement will be due 30 days before arrival date.
We will forward a packet including keys within 10 days of receipt of
payment and the signed rental agreement. All
keys are to be returned within 10 days of the departure date and return of the
deposit will be subject to receipt of keys.
A charge of $5.00 per un-returned key will be charged to the deposit. 19.
Lockouts: Should you lock
yourself out of the unit and require assistance contact Island Realty at
910-579-3599 or 800-589-3599. Their standard procedures and charges will apply for
arranging admittance. 20.
Maintenance and repairs: We will do our best to keep all equipment in good repair.
Upon arrival or during your stay, if you discover anything not in working
order, please notify us immediately. We
take action as soon as possible to correct. 21.
There will be no rebates given due to the malfunctioning or breakdown of
appliances, air conditioning, televisions, telephones or other fixtures or
equipment. 22.
Occupancy: The maximum
number of people allowed at A-3 Ocean Side West is six people.
We rent to FAMILIES and RESPONSIBLE ADULTS ONLY. Misrepresentation of the
party will result in immediate termination of the rental agreement, expulsion,
and loss of rental fee. We reserve
the right to refuse occupancy, if we feel the occupancy could be detrimental to
the property. PLEASE
READ ALL OF THE INFORMATION PROVIDED HEREIN REGARDING A-3, OCEAN SIDE WEST II
AND ALL RULES SO MISUNDERSTANDINGS OR INCONVENIENCES MIGHT BE PREVENTED.
If there are any contractions between this document and other information
on the website, this document shall take precedence.
Rules and regulations are subject to change from time to time, but the
rules applying to your rental shall be those as written and in force a the time
